Market Analysis

Here is an internal spreadsheet that I use for my residential market analysis.  Input info to the left, all the absorption calculates by itself on the right. 

Also At the bottom right hand corner of the spreadsheet is an area for calculating time adjustments. Input the effective date of the appraisal, date of sales for the comparables, below that is an area to input the sale prices for the comparables. The adjustments coincide with the figures estimated above.
